FAQ

What is a Ground Up Build?

A “Ground Up Build” is a home to be constructed based on your floor plan and lot selection, following a Builder Consultation.

What is a Spec Home?

A “Spec Home” is a home being constructed based on Premier Homes’ lot and floor plan selection. Some Partially Complete Specs allow for you to make selections on finishes that have not yet been ordered.

Is there a deposit for a “Ground Up Build”?

When building a “Ground Up Build”, a minimum $10,000 non-refundable deposit is required. If upgrades made to the home exceed $10,000, a non-refundable deposit equal to the amount of upgrades is required.

Is there a deposit for a “Spec Home”?

When purchasing a “Spec Home”, a $2,500 earnest money deposit is required if you make no changes to the home and make no selection of the finishes. If you wish to select finishes that have not been ordered or wish to make changes to the home, a $5,000 non-refundable deposit is required. If selected upgrades total more than the $5,000 non-refundable deposit, a non-refundable deposit equal to the total amount of upgrades is required. Please note that the ability to make changes and selection of finishes is subject to the current completion level of the home.

How do I make my finish selections/upgrades?

After an accepted Purchase Agreement, an appointment with our Design Center is scheduled. During your appointment, our talented Designer will help you to select all finishes/upgrades and go over your plans and specifications. After the meeting, a Selection Timeframe of 7 days is allowed to fully sign off on all selections.

What is a “Change Order”?

A “Change Order” is generated when you make a change to a feature of the home, following the Selection Timeframe. All Change Orders are required in writing on a Change Order form. Each Change Order incurs a $100 change order fee, in addition to any cost added by the change.

Does the home come with window screens, door screens, and bathroom accessories?

All operational windows have window screens provided. Door screens, toilet paper holders, and towel holders are not included.

Can someone I know be a subcontractor in the construction of my home?

No. All subcontractors are hired, supervised, and under the direction of Premier Homes, due to insurance and liability concerns.

Can I add items to my home during construction?

No. Buyers cannot make any alterations or additions to the home or lot prior to closing. This includes but is not limited to the alteration or addition of any equipment, wiring, appliances, wall or window coverings, sprinkler systems, or fences, unless approved by Premier Homes in writing.

Will I be able to walk through my home during the construction process?

Yes! All buyers are welcome to schedule a tour, through their real estate agent, with a Premier Homes representative. Tours are conducted Monday through Friday between the hours of 9:00 AM and 3:00 PM. There is a limit of four tours, allowed at certain phases of construction.

What is a Closing Date?

The closing date is an estimated target date only. Because construction is extremely dependent on weather, supply availability, and crew availability, any closing date communicated is our best estimate and is in no way meant as a guarantee of closing on that date.

Can weather hinder the completion of my home?

Unfortunately, yes. Heavy rains, intense heat or cold, etc., can all cause delays in the completion of your home. Additionally, some items such as sod, seed and straw, and exterior painting can be delayed during certain seasons/weather conditions.

Do I need to care for my seed and straw/sod a certain way?

New seed and straw/sod requires a great deal of attention! Be sure to carefully research how to care for your new lawn. The help of a lawn care company can be a wonderful asset for helping to establish your new yard and landscaping.

Does my new home come with any kind of warranty?

Yes! All new Premier Homes come with a 2-10 Home Buyers Warranty.

View our warranty packet here.

Does the 2-10 Home Buyers Warranty transfer if I sell my home?

Yes! Following title transfer, the new owner has the ability to transfer the warranty. However, this does not extend the warranty coverage periods. 2-10 Home Buyers Warranty requires the completion and submission of a transfer form after the sale of your home.

Will there be any time to address any concerns I have after I close my home?

Yes! There are two post-closing walkthroughs, one at approximately 30 days and another at approximately 11 months post-closing, if needed.
